ADU Before & After in Diamond Bar, CA

We’ve found that most homeowners in Diamond Bar can’t picture what’s possible until they see it. These projects show real transformations, from cluttered garages to permitted rental units, and from unused back corners to detached studios that pencil out. Every photo below comes with a documented record, a written price agreed to upfront, and a permit number you can verify with the city.

Garage Conversion ADU: From Storage Dump to 420-Square-Foot Rental in Diamond Bar

Before: cluttered two-car garage in Diamond Bar with water-stained drywall and a cracked slab
Before: Diamond Bar two-car garage used for storage, with a 3-inch slab and no insulation.
After: permitted studio ADU with kitchenette, full bath, and separate entrance
After: Permitted studio ADU with kitchenette, full bath, and separate entrance - rented at market rate within 30 days of final inspection.

The homeowner on Crooked Creek Drive had a 20-by-21-foot garage that held fifteen years of accumulated storage and a water heater that vented straight through the back wall. We measured the existing slab at 3 inches, which is below what Diamond Bar’s building division typically accepts for a habitable conversion without reinforcement. Under Clause 1 of The Haven Standard, we wrote a price that included a 4-inch bonded overlay, R-13 wall insulation, a mini-split HVAC system, and relocation of that water heater to an exterior closet. The permit set went to the city with a full Title 24 energy calculation. Final inspection passed in March 2023. The unit now rents for $1,895 per month, and the owner received every photo from slab pour to final walkthrough in a shared folder the same day each visit ended.

New Detached ADU: Backyard Corner to 560-Square-Foot One-Bedroom in The Country

Before: sloped backyard corner in Diamond Bar with drainage issues and a failing retaining wall
Before: Unused corner of a Diamond Bar lot in The Country neighborhood, with a 4-foot grade change and a rotting timber retaining wall.
After: modern detached one-bedroom ADU with covered porch and proper drainage
After: 560-square-foot detached one-bedroom with covered porch, proper drainage, and a replaced retaining wall engineered for the slope.

This lot in The Country sits on the steeper side of Diamond Bar’s terrain, where the clay-heavy soil holds water and pushes against anything you build. The homeowner wanted a one-bedroom unit for her mother, but three previous conversations with builders had stalled at “we’ll figure out the slope once we start.” We brought in a soils report before writing any price. Under Haven Clause 1, the written quote included a 24-inch deepened footing, a segmental retaining wall with drainage aggregate, and a prefab module from Abodu specified to sit on that engineered foundation. The module arrived in two pieces, set by crane in a single morning. The city inspector noted the clean drainage detail at final. The mother moved in last November. Every footing pour, every drainage layer, and every crane lift is documented in the photo record the client received automatically.

Junior ADU & Interior Conversion: Diamond Bar Ranch Home, Existing Bedroom to JADU

Before: spare bedroom in Diamond Bar ranch home with shared bathroom access
Before: 12-by-14-foot spare bedroom in a Diamond Bar ranch, with bathroom access through the main hallway.
After: self-contained Junior ADU with kitchenette, private entrance, and separate meter
After: Self-contained Junior ADU with efficiency kitchen, private side entrance, and a separate electrical meter for independent billing.

The owner on Golden Springs Drive had an adult child who needed independent housing but couldn’t afford Diamond Bar’s market-rate apartments. A Junior ADU - attached to the primary residence, under 500 square feet, with its own entrance - fit the zoning, but the existing bedroom had no plumbing and the electrical panel was maxed at 150 amps. We wrote a price that included a kitchenette wet wall with a Saniflo up-flush system to avoid trenching the slab, a 200-amp panel upgrade with a sub-meter, and a new side door cut through the existing stucco with a proper header. The city required fire-rated drywall between the JADU and the main house; we specified Type X on both sides of the shared wall and documented every sheet with photos. The child has been in the unit for fourteen months. The owner has a separate meter reading and a lease that complies with Diamond Bar’s rent stabilization rules.

ADU Site Prep & Utilities: Unbuildable Lot to Pad-Ready in Diamond Bar’s Pantera Area

Before: overgrown hillside lot in Diamond Bar with no utility access and undocumented fill
Before: Overgrown hillside lot in the Pantera area of Diamond Bar, with no utility access and suspected undocumented fill from the 1980s.
After: graded building pad with sewer lateral, water service, and underground electrical trench
After: Graded pad with compacted fill certified to 95% relative density, new sewer lateral to the main, and underground electrical trench to the existing panel.

A couple in the Pantera area bought a corner lot intending to build a detached ADU, then discovered the previous owner had filled a drainage swale with uncontrolled debris and covered it with topsoil. We started with a geotechnical investigation, not a backhoe. The report showed the fill extended 7 feet down and would settle unpredictably under a foundation. Under Haven Clause 1, we wrote a price for complete removal and replacement with engineered fill, compacted in 12-inch lifts to 95% relative density, plus a new sewer lateral to the city main in Grand Avenue, a water service from the meter, and an underground electrical trench. No structure went up until the soils engineer signed the compaction log. The pad has sat stable for eighteen months now, and the clients have their documented photo record of every lift test and every utility connection. When they’re ready to build, the site won’t be the reason their project stalls.

Prefab Modular ADU: Tuff Shed Shell to Finished Studio in Diamond Bar’s Walnut Valley

Before: Tuff Shed Pro Studio shell delivered to Diamond Bar backyard, unfinished interior
Before: Tuff Shed Pro Studio shell delivered to a Walnut Valley backyard, with unfinished interior and no utilities.
After: fully finished studio ADU with insulation, drywall, electrical, and mini-split system
After: Fully finished studio with insulation, drywall, electrical panel, mini-split, and a bathroom added to the original shell footprint.

The homeowner had already purchased a Tuff Shed Pro Studio shell but didn’t realize the gap between “delivered shell” and “permitted, habitable ADU.” We see this regularly in Diamond Bar’s Walnut Valley area, where the lots are generous and the HOAs are attentive. Under Haven Clause 1, we wrote a price for insulating the roof and walls to R-19, adding a 100-amp sub-panel, running a mini-split line set through the wall, and most critically, adding a wet bath in a bump-out that matched the shed’s roofline. The city required the structure meet CBC Chapter 12A for energy efficiency; we specified low-e windows and a cool roof coating that brought the whole assembly into compliance. The HOA architectural committee approved the finished appearance because we matched the existing home’s stucco color and roof tile profile. The owner uses it as a home office now, with a bathroom that means no trips back to the main house during video calls. Every insulation batt, every electrical staple, and every coat of stucco is in the photo record.

Garage Conversion ADU: Two-Car to Two-Bedroom in Diamond Bar’s Summit Ridge

Before: detached two-car garage in Diamond Bar Summit Ridge with low ceiling and single window
Before: Detached two-car garage in Summit Ridge with 8-foot ceiling, one window, and a garage door facing the street.
After: two-bedroom ADU with raised ceiling, three new windows, and converted former garage door wall
After: Two-bedroom, one-bath ADU with raised ceiling to 9 feet, three new windows for natural light, and the former garage door opening converted to a framed wall with entry door.

Summit Ridge garages are often detached and positioned for alley access, which makes them ideal for conversion but tricky for natural light requirements. This 22-by-24-foot structure had an 8-foot ceiling and one small window that faced the neighbor’s fence. Under Haven Clause 1, we wrote a price that included raising the ceiling to 9 feet with a new ridge beam, adding three new windows on the side and rear walls for light and ventilation per Diamond Bar’s residential code, and converting the former garage door opening to a proper framed wall with an entry door and sidelight. The owner wanted two bedrooms for rental income; we fit them by running a central hallway and using pocket doors to save swing space. The sewer connection required a grinder pump because the garage slab sat below the main house’s drain line elevation. We specified it, installed it, and photographed the interior before the cover went on. The unit passed final inspection with no corrections. The owner has a two-year lease signed at $2,400 per month.
