This lot in The Country sits on the steeper side of Diamond Bar’s terrain, where the clay-heavy soil holds water and pushes against anything you build. The homeowner wanted a one-bedroom unit for her mother, but three previous conversations with builders had stalled at “we’ll figure out the slope once we start.” We brought in a soils report before writing any price. Under Haven Clause 1, the written quote included a 24-inch deepened footing, a segmental retaining wall with drainage aggregate, and a prefab module from Abodu specified to sit on that engineered foundation. The module arrived in two pieces, set by crane in a single morning. The city inspector noted the clean drainage detail at final. The mother moved in last November. Junior ADU & Interior Conversion: Diamond Bar Ranch Home, Existing Bedroom to JADU

A Junior ADU - attached to the primary residence, under 500 square feet, with its own entrance - fit the zoning, but the existing bedroom had no plumbing and the electrical panel was maxed at 150 amps. We started with a geotechnical investigation, not a backhoe. The report showed the fill extended 7 feet down and would settle unpredictably under a foundation. Under Haven Clause 1, we wrote a price for complete removal and replacement with engineered fill, compacted in 12-inch lifts to 95% relative density, plus a new sewer lateral to the city main in Grand Avenue, a water service from the meter, and an underground electrical trench. No structure went up until the soils engineer signed the compaction log. Prefab Modular ADU: Tuff Shed Shell to Finished Studio in Diamond Bar’s Walnut Valley

The owner uses it as a home office now, with a bathroom that means no trips back to the main house during video calls. Garage Conversion ADU: Two-Car to Two-Bedroom in Diamond Bar’s Summit Ridge


Summit Ridge garages are often detached and positioned for alley access, which makes them ideal for conversion but tricky for natural light requirements. This 22-by-24-foot structure had an 8-foot ceiling and one small window that faced the neighbor’s fence. Under Haven Clause 1, we wrote a price that included raising the ceiling to 9 feet with a new ridge beam, adding three new windows on the side and rear walls for light and ventilation per Diamond Bar’s residential code, and converting the former garage door opening to a proper framed wall with an entry door and sidelight. The owner wanted two bedrooms for rental income; we fit them by running a central hallway and using pocket doors to save swing space. The sewer connection required a grinder pump because the garage slab sat below the main house’s drain line elevation. We specified it, installed it, and photographed the interior before the cover went on. The unit passed final inspection with no corrections. The owner has a two-year lease signed at $2,400 per month.
