Plant Prefab Junior ADU Conversion: The Diamond Bar Owner’s Guide
Plant Prefab-compatible junior ADU conversion parts in Diamond Bar typically run $2,800-$4,600 installed, depending on whether we’re matching a LivingHome 10 series module or coordinating a custom interior conversion kit. We stock the common failure items for Plant Prefab’s junior ADU line on our trucks, and most replacements are completed in a single visit. Most Diamond Bar owners discover a problem when the integrated HVAC mini-split line set begins weeping condensation behind the finish panel, or when the compact kitchenette’s GFCI circuit trips repeatedly under the load of a toaster oven and electric kettle running together.
Which Plant Prefab Models This Applies To
Plant Prefab’s junior ADU conversions fall into two distinct product families, and the parts are not interchangeable between them. The LivingHome 10 series uses a 24-inch on-center framing module with proprietary corner splines that lock the wall panels together. The newer LivingHome 6 line, which we’ve seen in Diamond Bar’s Golden Springs and Summitridge Park areas, switched to a 16-inch on-center system with a different spline profile and a shallower floor cavity for utilities. The model number is stamped on the electrical panel door and on a metal tag inside the kitchenette cabinet, to the left of the sink plumbing chase.
OEM parts from Plant Prefab carry a 20-30% premium and often ship from Rialto with a 10-14 day lead time. For the three items that fail most often, the mini-split line-set grommet, the low-profile drain assembly, and the LED driver for the integrated vanity, we specify aftermarket equivalents that meet the same IP ratings and load specs. The exception is the corner spline itself; that we source OEM, because the tolerances on the LivingHome 10 spline are tight enough that we’ve seen two aftermarket versions leak air at the thermal envelope. Nadia Ellery made that call after a 2019 project near Diamond Bar High School required us to pull finish panels twice.
Signs Your Plant Prefab Junior ADU Conversion Is Failing

- Condensation pooling at the base of the finish wall, usually below the mini-split head unit. The line-set grommet that seals the refrigerant lines where they pass through the wall panel has compressed or torn. In Diamond Bar’s combination of dry heat and occasional hard rain, the EPDM rubber hardens faster than the manufacturer rates it for. The fix is a new grommet and a bead of closed-cell foam backing, not just more caulk on top.
- GFCI outlet in the kitchenette trips when two countertop appliances run simultaneously. The 20-amp dedicated circuit is overloaded because the original spec assumed lower-draw appliances. Plant Prefab wired these correctly to code, but code minimum doesn’t always match real use. We replace the breaker with a dual-function AFCI/GFCI unit and split the load across the spare circuit that was roughed in but rarely connected.
- LED vanity flickers or drops to half brightness after 2-3 years. The integrated driver is potted in epoxy inside the fixture housing, and the heat from the LEDs degrades the capacitors. The driver is a standard 24V DC output, but the physical envelope is custom to fit the shallow mirror cabinet. We stock the aftermarket equivalent that matches the output spec and the mounting footprint.
- Low-profile shower drain backs up or emits a sewer odor. The drain body uses a membrane clamp designed for 2-inch drains in a 1.5-inch application. Hair and soap accumulate at the reduction. The replacement is a true 2-inch low-profile body with a hair trap, which requires enlarging the floor penetration by exactly 3/8 inch.
- Sliding barn door to the bathroom drags or jumps off the track. The hardware is a 78-inch rail with soft-close rollers rated for 150 pounds. The issue is usually that the header framing, built to minimum spec for a standard door, flexes under the concentrated load of the barn door hardware. We sister the header with a steel angle and upgrade to a 200-pound roller set.
Replacement Cost & What’s Included
| Component | Parts | Labor | Total Range |
|---|---|---|---|
| Mini-split line-set grommet & seal | $180-$260 | $340-$480 | $520-$740 |
| GFCI/AFCI circuit upgrade | $220-$310 | $480-$620 | $700-$930 |
| LED vanity driver replacement | $140-$195 | $280-$390 | $420-$585 |
| Low-profile shower drain (2-inch) | $195-$275 | $520-$680 | $715-$955 |
| Barn door header reinforcement & hardware | $260-$380 | $620-$820 | $880-$1,200 |
| Full junior ADU conversion refresh (all five items) | $995-$1,420 | $2,240-$2,990 | $3,235-$4,410 |
The range depends on access, whether the finish panels need to come off, and whether we discover secondary damage. Under Haven Standard Clause 5 (No Surprises), the scope is locked at signing; no door-side upsells, no scope creep. Every replacement carries a 365-Day Done Right Promise: if the component fails due to installation or spec error, we return and correct it at no charge. The paperwork should answer the question before you think to ask it.
DIY or Call Us?

There is one item on this list that an owner can safely verify, and four where we recommend stopping after the verification. The GFCI test button and the LED driver model number are visible without disassembly. Everything else requires removing finish panels, working in the floor cavity, or handling refrigerant lines under pressure. The mini-split grommet, in particular, sits behind a vapor-barrier membrane that is easy to tear and hard to restore; a compromised barrier traps moisture in the wall panel and voids the warranty on the structural SIP.
We are not affiliated with Plant Prefab. We are an independent design-build studio that specifies and coordinates their systems, along with Abodu, Cover, and Dvele, within our single-contract model. If you’re seeing symptoms, call (657) 239-4865 and we’ll schedule a documented site visit. You’ll receive a photo record of what we find and a written scope with a fixed price before any work begins.
FAQs
The line-set grommet typically lasts 6-8 years in Diamond Bar’s inland heat before the EPDM hardens, which is shorter than the 10-year rating because of UV exposure through the south and west walls. The LED driver averages 3-4 years due to thermal cycling in the compact vanity enclosure. Call (657) 239-4865 for an exact quote on preventive replacement - estimates are free.
The GFCI circuit and the barn door hardware can sometimes be repaired, but the grommet, drain body, and LED driver are sealed or molded units with no serviceable internals. We do not quote repairs on components where the repair cost approaches 70% of replacement and carries a shorter effective lifespan. Call (657) 239-4865 for a written scope on either path.
A single-item replacement is usually completed in 3-5 hours. A full refresh of all five common failure points requires two working days, with the second day reserved for testing and finish restoration. We schedule the second day consecutively except where permit inspection is required for the electrical work. Call (657) 239-4865 to check current scheduling.
We stock the grommet, the LED driver, and the drain body on our Diamond Bar trucks. The GFCI/AFCI breaker and the barn door hardware set are pulled from our San Gabriel Valley warehouse the morning of the job, so there is no client wait unless we’re sourcing an OEM corner spline. Call (657) 239-4865 to confirm availability for your specific Plant Prefab model.
